A siding replacement should describe the complete path for managing water at the wall, including connections around openings and a way for drainage to exit. “Housewrap included” is not enough information to evaluate those details. Ask the project team to identify the existing assembly, proposed connections, responsible trades and inspection checkpoints before the wall is covered.
What is the water-control layer?
The water-resistive barrier, or WRB, is part of the wall’s drainage strategy behind the exterior cladding. Flashings connect vulnerable locations to that strategy. The system needs continuity at interruptions rather than a collection of individually installed products. This is a conceptual explanation, not an installation detail. The designer and installer must select compatible products and the correct sequence for the actual assembly. A generic diagram cannot establish fastening, fire performance, clearances or moisture behavior for a particular apartment building.
How does water leave the wall?
Think of an intended path: water behind the siding reaches the drainage layer, moves downward, is collected by flashing, and exits to the exterior. Upper layers overlap lower layers in the direction that sheds water outward. A reversed overlap can send it behind the next layer; a blocked outlet can interrupt its escape. In a designed rainscreen, a space behind the cladding also interrupts capillary contact—the tendency for water to draw between closely touching surfaces—and can support drying. Which details deserve their own scope lines?
Map repeated conditions so bidders know how many they are pricing and which ones differ. One standard window detail may not cover a projecting bay, balcony door and window below a lower roof. Photographs and labeled elevations make those distinctions easier to discuss.

Do not copy a detail solely because it looks tidy. The project team should explain how it functions and why it fits the adjoining materials.
Why are roof intersections important?
At a lower roof meeting a taller wall, runoff must be directed away from the wall at the termination. Step and kick-out flashing need to connect with the roof and wall layers. For the owner, the practical question is contractual: does the siding proposal include the necessary roof work, assign it to another contractor or exclude it? Resolve the answer before mobilization. A general “roofing excluded” note can leave a critical connection without an assigned owner.
Keep any temporary protection plan distinct from the final detail. Ask who checks it at the end of the workday, what weather conditions stop opening additional wall area and who responds if water enters overnight. These responsibilities belong in the occupied-building phase plan.
Does a rainscreen solve every problem?
A designed drainage space can be part of a wall strategy, but it does not eliminate the need for compatible openings, terminations and attachment. The proposal should identify whether a space is part of the design, how it is formed and how its boundaries are handled. “Rainscreen” alone is not a complete specification.
If adding thickness to an existing wall, ask how window trim, vents, electrical fixtures and masonry transitions will be adjusted. Have the design professional evaluate the complete assembly and applicable requirements. Do not accept a change merely because one component is commonly used on other buildings.
How can an owner verify the work?
Set agreed observation points before construction: substrate after removal, repaired substrate, water-control connections before cladding, and finished transitions. Name who may accept work at each point and what happens when that person is unavailable. The contractor’s daily photographs can support the record, but they are not automatically a substitute for required inspections or independent observation.
Use filenames containing the building, elevation, detail and date. Match a wide view to close views so the record can be located years later. Record approved deviations and their rationale rather than allowing the construction photos to become the only evidence of a changed detail.
