1. Describe the walls
Examples are rectangular shapes, not typical costs per apartment. Change these assumptions to fit your property.
Area = perimeter × total wall height − your deduction. Zero deduction uses gross walls. No gables or extra waste allowance are automatically added.
Use the exterior cladding quantity, not living/floor area. Confirm whether your takeoff includes openings and waste.
Use separate estimates for different building shapes. Unit count only divides the budget; it does not determine wall area.
2. Add what you know
Use actual quotes or your own planning allowance for work outside the base scope. Zero means unpriced. The default 10% reserve is a scenario, not a professional recommendation.

Pricing evidence and calculation
Checked October 3, 2026. Model siding-2026-10-03. Read the published pricing source. Meridian published St. Louis residential replacement pricing; multifamily-specific work additional. The source’s March 1, 2026 residential guide lists installed Hardie $9–$15 and LP $7–$12 per sq ft of wall area. Its opening table includes tear-off, preparation and standard trim, so we do not stack another removal/trim percentage from later passages. Hidden damage, complex details and occupied-building logistics need a separate scope.
Unit prices: fiber cement $9–$15/sq ft; engineered wood $7–$12/sq ft. Published house rates are a comparison, not evidence of this property’s rate. Occupied-building work can move the cost in either direction. Your contractor must establish the final scope and price.
Each building’s cladding area × building count × the selected rate band, plus your allowance, then your reserve percentage. Results round outward to $1,000; per-unit shares round to whole dollars. More answers do not automatically narrow the range. Review the source before relying on a saved estimate; your download preserves its rate version.
