Compare siding materials as complete wall systems

Choose siding by comparing specific products within a complete wall design. The material, attachment, water-control layers, trim, finish and maintenance obligations all belong in the decision. A broad claim that one material is “best for St. Louis” cannot resolve the building’s height, existing construction, approval constraints or operating budget.

What should every option specify?

Request enough information to distinguish products that share a category name. “Fiber cement” does not state the profile, thickness, finish or assembly. “Engineered wood” does not identify a product generation or installation detail. The accepted proposal should point to the actual product documents used for this property.

How should material options be evaluated?

Use material behavior to narrow the choices, then check the proposed product and assembly. These examples explain meaningful differences without ranking every product in a category.

Fiber cement Hardie identifies its siding as noncombustible under ASTM E136. That can matter to selection, but coatings can still be damaged by fire and the whole wall needs its own design review. Hardie product catalog.
Engineered wood Treatment does not remove moisture-detailing obligations. For example, LP’s panel instructions require exposed wood substrate and cut edges to be sealed. Product-specific finishing and joint work therefore belong in the labor scope. LP panel instructions.
Vinyl Panels expand and contract with temperature. The industry installation manual warns that tight fastening can cause buckling. Movement accommodation is part of a correct installation, not a defect to eliminate by clamping panels rigidly. VSI installation manual.
Metal Steel-panel performance depends on thickness, strength, protective coatings and finish together. A gauge number alone is an incomplete comparison; specify the panel and coating system and ask how repairs are handled. Metal Construction Association.
EIFS or stucco Similar texture can conceal different assemblies. A surface-repair decision needs to account for substrate and drainage, as explained in the EIFS and stucco guide.

Ask for evidence about the property rather than generic slogans. “Impact resistant” needs a product-specific basis and does not mean immune to storm damage. “Fire resistant” needs a defined product or assembly claim; it does not mean an apartment building is fireproof. What does St. Louis change?

Weather is one consideration among several. The National Weather Service describes the area’s distinct seasons, humid summers and severe thunderstorms. The actual elevation can matter more than a metro label. Record lower roofs, splash areas, shaded walls, landscaping, balconies and exposed upper walls. Ask how the proposed details respond to those conditions. If material thickness changes, review the resulting relationship with windows, doors, vents and adjoining masonry.

How do you compare long-term upkeep?

Ask each bidder for a written maintenance handoff tied to the proposed products. Then make an owner worksheet showing the tasks, access method, responsible party and source of the instruction. A requirement that is easy on a ground-floor wall may require lift access higher on the building.

Avoid assigning invented repainting intervals or annual savings to make a preferred material win. If a lifecycle model is useful, identify the assumptions openly and test alternatives. A model with a ten-year assumed coating event can show budgeting sensitivity; it does not establish when a real product will need that work.

Include repair logistics. Store the approved color and product identifiers with the property records. Ask how spare stock should be kept, whether future batches may differ visually and how a small repair will be accessed. A sample board at award does not answer those operational questions.

What should be approved before ordering?

Approve the product schedule, representative physical samples and key transition details together. Record who may authorize substitutions and how any change affects cost, appearance or warranty terms. An “equal” product substitution deserves a documented comparison rather than a verbal assurance.
